When you purchase a property with mortgage finance it is normal for the lender to instruct a Chartered Surveyor to complete a brief report on the property to determine if it is suitable security for mortgage lending purposes. Sometimes the lender will release a copy of this brief report to you but it is not a SURVEY inspection which should be commissioned by you directly with the surveyor.
HOMEBUYER Report
This report has recently been revised and now provides a popular nine-page
standard report which is comprehensive and easier to read. It is a more detailed inspection and report than a mortgage valuation and includes a direct contract between the surveyor and the purchaser of the property - the client. The report
will include a specific comment on VISIBLE sections of the property.
Building Survey
This is a very detailed document that is produced for an individual property and
is more orientated towards the actual structure of the property. The report will include details of all VISIBLE elements of the building and items of repair. As with the home buyers report the survey will be limited if the property is furnished and carpeted. This type of report is particularly suitable for individual and older buildings.
